Overlook Policies

The Restated By-Laws, Declaration of Condominium Ownership and Amendments for The Overlook at Eden Park Condominium as filed with the Hamilton County Recorders Office are posted below.  These are filed as a matter of public record at the County Recorder’s Office, and places certain requirements and restrictions on what we can  and cannot do. We encourage current residents and potential homeowners to become familiar with them.  Generally speaking, they cannot be changed by the Board of Directors.  Any changes must be approved by no less than 75% of the voting power of the Unit Owners. The Declaration defines units, common areas, and approved uses and occupancy of units. 

Pets:  The declaration permits a reasonable number of small domestic animals. Dogs (both residents and guests) are permitted in the public areas only for entry and exit and for safety, must be leashed. The City of Cincinnati has a leash law, and the Park Board prohibits dogs running unleashed in Eden Park.

Condominium Owners Association

The specific purposes for which the Association is formed are to:  1) provide for the operation, administration and use and maintenance of the Condominium Units and the Common Elements 2) preserve and enhance the value and amenities of the property and 3) promote the health, safety and welfare of the owners and users. 

The Association is governed by a Board of Directors elected by the owners.  The Board  consist of five members elected at the Annual Meeting which is held in May each year.  To assure continuity, three board members are elected each year; term length is two years and each member is eligible to serve two consecutive terms.  Our fiscal year is the calendar year.  

Board meetings are open to all residents.  Informational meetings for all residents are held on a regularly scheduled basis and are announced well in advance to encourage participation and attendance.  Every owner at The Overlook at Eden Park is encouraged to participate in the Condominium Owners’ Association.
